QUESTION: What exactly is a home inspection?
ANSWER: A residential home inspection is a non-invasive inspection of the readily accessible features of a home including the structural systems (foundation, lot, roof, walls, ceilings/floors, doors/windows), the mechanical systems (electrical, plumbing, HVAC) and appliances installed in the home. It is not an exhaustive inspection that involves disassembly of components of the home, but rather is designed to help reduce the risk in a real estate transaction and not to assume the risk of either party.

QUESTION: Am I required to get an inspection of a home I want to buy?
ANSWER: Most lenders do require a property inspection to help reduce their risk as the primary lien holder on a property. Be sure to ask your lender what exactly they require from an inspection as standards may vary from lender to lender.

ANSWER: When selecting an inspector, we recommend you look for construction experience in addition to certifications and educational background. Inspectors that do not have a background in construction simply may not be able to make a thorough assessment of a property, nor are they likely to understand the lifespan of various components of a property or educate you properly on the maintenance and care of your investment. The demands on an inspector are always changing, so you should be looking for an inspector that is committed to continuing education and that likes to educate customers.

ANSWER: Most residential inspections take 2-4 hours with a report delivered to you within 24-hours of the inspection.

QUESTION: When should I schedule the inspection?
ANSWER: Most real estate transactions have an option period that is fairly short. You should schedule your inspection as soon as you have an agreement or contract on a property to allow yourself as much time as possible to read the inspection report and assess its implications, and the likely costs to make any repairs that may be indicated in the inspection report, before you close on the property.
